Terms & Conditions

Cancellation Policy

Condominiums Deposit: Cancellations received 30 days or fewer to arrival for condominiums are subject to forfeiture of the entire amount.
Private Homes:Cancellation: 90% of all gross lodging will be refunded if notice of
cancellation is received more than 60 days prior to arrival. Cancellations received 60 days or fewer to arrival for homes are subject to forfeiture of the entire amount.

RESERVATIONS 30 DAYS OR MORE: 90% of all gross lodging will be refunded if notice of cancellation is received more than 45 days for
condominiums/townhomes or 60 days for homes prior to arrival. Cancellations received 45 days or fewer to arrival for condominiums/townhomes or 60 days or fewer to arrival for homes are subject to forfeiture of the entire amount, unless the property is re-occupied for the entire amount of the original booking. If the property is fully reoccupied, a refund will be made less the cancellation charge of 10% of all monies received.

WINTER

CANCELLATION POLICY: Valid dates of stay November 21 thru April 14. 90% of all gross lodging will be refunded if notice of cancellation is received more than 45 days prior to arrival for condominiums/townhomes or 60 days prior to arrival for homes (October 1st for Holiday Season reservations). Cancellations received 45 days or fewer prior to arrival for
condominiums/townhomes, 60 days or fewer for homes (October 1st for Holiday Season reservations) are subject to forfeiture of the entire amount, unless the property is re-occupied for the entire amount of the original booking. If the property is fully reoccupied, a refund will be made less the cancellation charge of 10% of all monies received.

Check-In Time

CHECK-IN/CHECK-OUT TIMES Check-in at 4:00 P.M.; check-out at 10:00 A.M. Please do not ask to make exceptions since these times allow our
housekeeping department to professionally clean your unit. Departures after 10:00 A.M. will be charged $100 and after 4:00 P.M. will be charged for another days rent.

Agents Right of Entry

ENTRY OF PREMISES: An authorized employee or repairman may enter the premises at any time in order to inspect, repair, and maintain the unit and in order to confirm that the unit is being used in accordance with the terms of these policies. The condominium or home you occupy may be listed for sale. If so, there is a possibility that our real estate office will call you and request a showing during your stay.

Deposit Guarantee
Condominiums Deposit: 50% of the rental charge and service fee is due at the time of booking. Final payment is due 30 days prior to arrival. Private Homes: Deposit: 50% of the total monies including taxes and service charges is due at the time of booking a reservation. Final payment is due 60 days prior to the arrival for homes.
Payment can be made by check, money order, credit card, or wire transfer. The balance is due 14 days prior to your arrival (30 days for winter, and 60 days for holiday reservations). If paying by credit card, your account will automatically be charged 14 days prior to your arrival. If final payment is not received in our office 14 days prior to arrival, the reservation may be cancelled and is subject to cancellation policies. A new confirmation notice will be sent for all payments received. RESERVATIONS 30 DAYS OR MORE: A deposit of 50% of the total monies including taxes and service charges is due at the time of booking a reservations. Final payment is due 45 days prior to arrival for condominiums/townhomes or 60 days prior to arrival for homes.

Occupancy
SHORT - TERM OCCUPANCY Occupants receive no interest in real property, but merely acquired a license to use the condominium or home (subject) to the right of ResortQuest Aspen/Snowmass to change accommodations up to and including the date of arrival. The term "occupant" or "occupants" as used in this Agreement includes the registered guest and all other persons who occupy the condominium or home. TWO-PARTY OCCUPANCY In the event two parties reserve or occupy one unit and one party cancels, the other party is obligated for the standard occupancy rate.

Other Services
BAGGAGE A baggage hold area is available. ResortQuest Aspen/Snowmass is not responsible for the security of the baggage.

Pet Policy
PETS Pets are strictly prohibited in all accommodations. NO EXCEPTIONS.

Rates
TAXES Taxes and Service fees are not included in the quoted nightly rates.
RATES Rates are subject to change.

Repairs
DAMAGES Occupant is liable for any damages to the premises and to the furnishings, equipment, and household items therein which during occupancy, excluding normal wear and tear. A Damage Waiver which will cover $3,000 of accidental damages is included in the service fee. Please report any damages to your unit during your stay before departure. Please read the enclosed page for details and restrictions concerning the Damage Waiver.

Security Deposit
INCIDENTAL CHARGES Upon check in, occupants will be required to leave a credit card imprint for any incidental charges. We accept American Express, Visa, MasterCard and Discover. Otherwise occupants will be asked to leave a
cash deposit equal to one nights occupancy fee. This will be returned within 60 days after departure.

Telephone Use
LONG DISTANCE TELEPHONE CALLS Each condominium or home has a private telephone which is not connected to the central switchboard. Local calls are free, but ALL long distance calls must be charged to a telephone card, credit card or to your home phone.

Terms and Conditions

CONDOMINIUM DISCLOSURE ResortQuest Aspen/Snowmass is a manager of hotel,
condominiums and homes which are independently owned. The nature of this relationship is that we cannot completely control the use of the
accommodations we manage. Although problems are rarely encountered, we must reserve the right to change accommodations up to and including the day of your arrival. PAYMENT OF NIGHTS RESERVED The guest is responsible for payment of all nights reserved, regardless of the guests actual arrival or departure. TERMINATION OF OCCUPANCY ResortQuest Aspen/Snowmass is committed
to being a good neighbor, and asks that you be considerate of those who are living near your unit. Unfortunately, from time to time some occupants disturb their neighbors, by creating excessive noise, smoke, or other nuisances. ResortQuest Aspen/Snowmass expressly reserves the right to terminate, at any time, your occupancy of your unit, and to evict you from
the unit, in the event that complaints are lodged which indicate that you are disturbing the neighbors. In that event, you will also forfeit all monies previously paid to ResortQuest Aspen/Snowmass.

Travel Delay/Cancellation
NO-SNOW POLICY If more than 50% of the scheduled lifts of the four area mountains are not operating within 72 hours of your scheduled arrival, cancellations will be accepted and refunded in full less the cancellation charge of 10% of gross lodging amount.

OCCUPANTS
The term "occupant" or "occupants" as used in this Agreement includes the registered guest and all other persons who occupy the condominium or home.
